37 Lot Development

37 Lot Development

Mount Roskill, Auckland

Large-scale residential developments require meticulous planning and execution, particularly when it comes to surveying services. At Thornley & Associates, we understand the critical role accurate surveying plays in ensuring project success. Our recent work on a 37-lot development in Mount Roskill demonstrates our expertise in managing the diverse surveying needs of such projects.

Comprehensive Surveying for a New Community

Thornley and Associates were engaged to provide a comprehensive range of surveying services for a 37 lot development in Mount Roskill. The services provided included:

  • Monitoring Surveying: We monitored retaining walls, neighbouring buildings, and properties throughout the construction phase, ensuring structural integrity and minimising risk.
  • Land Transfer Survey: We completed the land transfer survey, accurately defining property boundaries and enabling the creation of individual titles.
  • As-Built Surveys: We conducted as-built surveys of stormwater and wastewater assets, verifying compliance with engineering plans and facilitating approvals. We also surveyed the overland flow path to ensure proper construction.
  • Set Out Surveys: We precisely set out foundations for all 37 houses and the common accessway (driveway), ensuring accurate placement and alignment.
  • Sitting Certificate: We certified that the foundations were constructed in the correct location and to the correct level, providing essential quality assurance.
  • HIRB Surveys: We completed height-in-relation-to-boundary (HIRB) surveys, ensuring compliance with planning regulations and protecting neighbouring properties.

This project highlights our ability to manage the complexities of large-scale residential developments, providing a complete range of surveying services to ensure project success.
